The release of plans for Riverstone East Precinct around Cudgegong Road Railway Station demonstrates the importance of appropriate density around railway stations, says the Urban Taskforce.
“The location of 5,800 new dwellings in the area along with new schools and open space demonstrates good planning principles,” says Urban Taskforce CEO, Chris Johnson. “We are concerned however that there may not be sufficient density allowed around the Cudgegong Road railway station.”
“Some Urban Taskforce members involved in potential developments in the Rouse Hill area are finding that restrictive height controls are not allowing the full development potential of the permissible Floor Space Ratios to be achieved. It is essential that the NSW Government and Blacktown Council review the development controls applicable to areas around the railway stations in the area to ensure that an appropriate level of density can be achieved to make the development economically viable and increase housing supply in the area.”
“The release of the plans for Riverstone East should accelerate the release of more land for residential development in the neighbouring Box Hill precinct that can also provide significant numbers of new dwellings to address Sydney’s ongoing housing shortage.”
